The site is a watercress farm and has great potential to continue with watercress farming. Harvesting and sale of crayfish is another income string and trapping licences are in place.



There are four natural springs feeding into the land, which has potential for bottling. There is also the possibility of expanding on the existing moorings subject to a larger cut agreement being negotiated with British Waterways to increase the size of the basin, to allow for more berths.
